Overview
Over several years we built and evolved a property platform used by real estate developers. It started as a property management system and grew into a complete sales-to-collections solution, maintained and ported across Odoo 12, 14, 16, 18 and 19.
Business challenge
Developers were managing unit inventory, reservations, SPA progress, instalment schedules and post-dated cheques across spreadsheets and disconnected tools. Finance could not rely on schedules, availability was uncertain, and customer statements were assembled by hand.
Requirements
- Unit inventory with status driven by sales events
- Booking, reservation and SPA stages with controlled rollback
- Payment plans with escrow split and instalment invoicing
- Post-dated cheque and multi-instrument collections
- Late-payment penalties with waiver approval
- Agent commission calculation and payout
- Portal access for agents and customers
- Management reporting on sales, receipts and overdue amounts
Solution architecture
A layered set of Odoo modules: a property core (projects, buildings, units, documents), a sales layer extending Odoo Sales with the booking and SPA lifecycle, an accounting layer that invoices instalments as standard customer invoices, plus collections, penalties, commissions, reporting, messaging and portal modules. Each layer depends only on the layers below it.
Major features

- Booking-to-SPA workflow with roll-back reasons
- Payment plans and instalment schedules
- PDC registration and multi-collection receipts

Impact is described qualitatively. We do not publish performance figures without client-verified evidence and permission.
